What to Fix Before Selling a House

Fix the things buyers notice — and the things that make them worry.

The best pre-sale repair list is usually shorter than homeowners expect. Start with visible defects, deferred maintenance and anything that may suggest a larger problem.

High-Priority Items

  • Leaks, water stains and obvious moisture issues
  • Broken doors, handles, switches and fixtures
  • Damaged drywall, trim or flooring
  • Peeling or heavily marked paint
  • Burnt-out lighting and poor illumination
  • Exterior maintenance that hurts first impressions

What Not to Do Automatically

Do not replace a kitchen, bathroom or floor simply because it is dated. Large renovations should be evaluated against the likely resale impact, time required and buyer expectations in the local market.
